EPDM is a durable synthetic-rubber single-ply roofing system used on low-slope commercial buildings, with performance driven by seam detailing, attachment, flashing, substrate condition and drainage.
EPDM is a synthetic rubber roofing membrane used primarily on low-slope commercial roofs. It is commonly installed in fully adhered, mechanically attached or ballasted assemblies depending on the system. Because EPDM sheets can cover large areas with relatively few field seams, edge securement, seam preparation, flashing and protection from punctures become especially important.
The membrane may look simple, but a complete EPDM roof still depends on the layers and transitions beneath and around it. Deck condition, insulation, cover board, membrane attachment, seam products, perimeter details and drainage should be designed as one system.

A small leak does not automatically mean full replacement. The opposite is also true: a roof covered in patchwork is not automatically a good repair candidate just because another bucket of sealant can be purchased.
The decision should be based on the extent of deterioration, trapped moisture, attachment, recurring leak history, building plans and whether a repair or recover can reasonably restore dependable performance.
